What do we mean by general contracting?

The great advantage of halls built by Lajta | Szig is that most of the processes – such as steel structure production, facade cladding, roof panel installation, or waterproofing for flat roofs – are carried out by our own well-coordinated teams with decades of experience. We also place great emphasis on internal quality control and closely monitor every stage of the work. We manage the entire hall construction process, making everything easier for our clients.

How do we differ from "average" general contractors?

A significant portion of the work is performed by our own experienced professionals. If subcontractors are needed, we work only with reliable partners with whom we have had successful long-term collaborations.

Our workflows are based on experience gained in Austria and a Western mindset where quality and efficiency are top priorities. After project completion, we also offer an optional maintenance service, through which we regularly inspect and preserve the roof's condition – ensuring long-term protection.

What happens step by step?

As soon as the agreement is concluded, we provide a detailed information sheet that presents our working methods so that the steps of the cooperation are clear from the very beginning. We leave no questions unanswered: for example, we explain that we work continuously and only suspend work in case of unfavorable weather conditions in order to protect quality. The document also contains the invoicing schedule and the key milestones of the project. After the contract is signed, we use a questionnaire to clarify the exact details of the execution and the on-site conditions. During the work, we carry out regular inspections, which are documented in reports. At the time of delivery, we hand over the full documentation, which includes the reports, technical data sheets and certificates of conformity – guaranteeing that the project complies with all regulations and expectations.

It is important for us that the building's functionality, aesthetics, and cost-efficiency remain in balance, so we help select the most suitable technical solutions. Our goal is to lay the foundation for smooth execution and long-term satisfaction right from the planning phase. Even if the design has already been completed, we are happy to support implementation – but for the best results, it is worth involving us as early as possible.

Quotation
During the quotation phase, we present the cost structure in detail so that the client fully understands the financial aspects of the project. We strive to answer all questions and finalize together the elements that may affect the total cost or deadlines. For full transparency, all discussions are documented and clearly explained, ensuring the client can be confident there are no hidden charges.

Following the consultations, we prepare a detailed schedule that includes all steps of the project, deadlines, and milestones. Project Kick-Off Meeting
Before the construction begins, we hold an internal project kick-off meeting during which all involved teams review every important detail. We clarify communication channels, site-specific conditions, and safety regulations that must be followed throughout the project. Construction
All construction steps are carried out according to the pre-defined schedule. We monitor quality continuously and perform intermediate inspections throughout the process. We manufacture steel structures in our own facility, which allows us to maintain full control over the entire process and ensure ongoing quality assurance. This not only makes the execution faster and more reliable, but also allows for flexible production tailored to specific needs. Assembly
Our team assembles the prefabricated elements on-site based on the completed plans.

Cladding
When designing the building's façade, we ensure proper thermal and acoustic insulation using modern sandwich panels, trapezoidal sheets, and other cladding materials. In addition to an aesthetic appearance, the durability of the cladding is a key factor. We ensure that the installed materials withstand environmental impacts and maintain their original look over time.

Waterproofing
The waterproofing of flat roofs and other structures is carried out either by our in-house team or by trusted subcontractors with decades of experience in various insulation technologies. Our goal is to provide waterproofing solutions that not only protect against the weather but are also durable and visually appealing, ensuring a long service life. During implementation, we use only high-quality, tested materials, installed in strict accordance with the manufacturers’ specifications.

Completion and Handover
At the end of the project, we perform a thorough technical inspection and hand over the complete documentation, including reports, certifications, and technical data sheets. During the handover, we go through every detail with the client to ensure all questions are answered. Our goal is to deliver not only a technically flawless result, but also full client satisfaction.

Annual Inspection
After the handover, we offer the possibility to conclude an annual maintenance contract, which ensures the regular inspection and maintenance of roof structures and waterproofing. This supports the long-term integrity and operability of the building, minimizing the chances of unexpected repair costs. During the annual inspection, we examine the condition of all important components, and intervene if necessary to maintain consistent quality.
